Before Construction

Decide your budget, choose lender, get pre-approved. Begin loan process.

Select lot before deciding plan. Size of lot will determine house design.

LCH and buyer discuss lot zoning requirements i.e. setbacks. Discuss possible variances if required.

$5,000 refundable deposit to hold lot until preliminary house plan is drawn, or an existing Legendary home plan is selected. Lot hold not to exceed 30 days unless otherwise agreed in writing.

LCH prices preliminary home design with lot using standard specifications and available LCH standard options. If preliminary pricing is approved buyer and LCH work with home designer to finalize plan.

Buyer pays for plans upon completion from $5,000 lot deposit. Contractor to obtain approval from building commission if variance is required.

LCH and Buyer sign Contract to Build Agreement. This agreement is based on base price and LCH standard options selected to date.

Buyer to begin selection process. Construction will not begin until all selections have been made and may not exceed 30 days.

Buyer approves the completed Master Selections Sheet that may include additional cost of selected options.
10
Buyer finalizes construction loan with mortgage provider.

Contractor to receive loan commitment letter from mortgage provider and close construction loan within 30 days.

Construction begins.
